Abstract

The average hotel occupancy rate is one of the main indicators used to assess tourism performance, allowing the
analysis of demand behavior and the impacts of tourism on the local economy. This study aimed to analyze the
evolution of the average hotel occupancy rate in São Luís, Maranhão, Brazil, between 2023 and 2025, identifying
the factors that influenced its variations and its impacts on local tourism development. The research adopted an
exploratory approach based on bibliographic, documentary, and comparative methods, using secondary data
obtained from the Atenas Tourism Intelligence System, developed by the Municipal Tourism Department of São
Luís, and the São Luís Tourism Observatory. The results revealed consistently high hotel occupancy rates, with
annual averages above 67%, demonstrating the consolidation of the destination and the stability of accommodation
demand. Seasonal variations were also identified, with the highest occupancy rates occurring during the June
festivities and the lowest during the first months of the year. It is concluded that tourism promotion, cultural events,
increased air connectivity, and strengthened tourism governance contributed to the positive performance of the
hotel sector, reinforcing its importance for employment generation, income, and the economic development of São
Luís.
